Getting Prepared to Buy and/or Sell a Home


Over 83% of homes are purchased using real estate agents.  They know about homes currently for sale and those coming on the market.  Not only will I help you find a home faster, I will teach you about market values, provide detailed housing information, help arrange financing, manage the process, assist in all the paperwork and see your purchase through to closing.

 

Should you deal with the Listing Agent?  Often Buyers are under the impression that they can “get a better deal” when they work directly with a listing agent.  How can a listing agent get you a better deal on a purchase when they are under contract with the Seller to get the highest possible price for the home?  Not to mention that your time is valuable and it is a time consuming process for you to go through – searching listings on mls.ca and not having all the details available to you.

 

I work exclusively with my buyers, with THEIR best interests in mind and do not have mixed loyalty between Buyers and Sellers.  In rare instances, and always with your knowledge and consent, you might want to purchase one of my listings, in which case your financial information and motivation to purchase is always kept confidential.

 

If you want your home purchase to progress smoothly and in a timely manner the best way to begin is by preparing to buy.  If I found a home today that met your needs, what would you do?  Would you buy it?  If your answer is “not yet” perhaps you are not ready to begin the home search process.

 

Part of being ready begins with answering the following questions:

  1. When do you need to be settled?
  2. How would your plans be affected if the purchase occurred sooner or later than this timeframe?
  3. Who else is involved in making the decision?  Are all parties committed?
  4. How does your employment play a part in the decision?
  5. What are your financial strengths and weaknesses?
  6. What are your current living arrangements?  If you are renting – is your lease up for renewal and when?  If you currently own your home – do you plan to Buy first or Sell first?

 

 

    Should you Buy first or Sell first?

 

 

   To ensure you will have a place to live you are probably thinking of buying first.  But if you do and your home doesn’t sell in time, you run the risk of owning two homes.  Unless you can afford two house payments, you may have to make the purchase contingent upon the sale of your existing home.  That is an unfavourable condition to a Seller.  You may also be forced to sell at a lower price to prevent losing the purchase of your new home.

 

If you sell first, there is a possibility that you won’t have a home to move into right away.  But you will however, have the equity available and your options open.  Because you have more control over buying your next home than selling your current one, it may be best to first put your home up for sale and then begin house hunting.  Once your home sells, we will work with you to time the closing and possession dates to occur at the same time.
